Florida Land Buyer vs. Realtor: Which Actually Nets You More?
An honest, numbers-first comparison of selling Florida land to a direct cash buyer vs. listing with a Realtor: fees, timelines, and what you actually take home.
The question every land seller asks
"Wouldn't I just net more by listing with a Realtor?"
Sometimes yes, sometimes no. It depends on your parcel, your timeline, and how much friction you're willing to absorb. Let's actually do the math.
The Realtor path
A typical Florida vacant land listing:
- Listing commission: 6% (sometimes 8 to 10% on low-priced lots because of flat-fee minimums)
- Seller-paid closing costs: doc stamps on the deed ($0.70 per $100 of price), title insurance if you agree to pay, recording fees, escrow fees
- Holding costs while listed: property taxes, any HOA dues, occasional mowing for code enforcement
- Time on market: 3 to 12 months is normal for Florida vacant land. Some parcels sit for years.
- Buyer financing risk: most land buyers pay cash, but financed deals fall through more often than they close.
Example: $20,000 retail-priced Cape Coral lot
- Sale price: $20,000
- Realtor commission (6%): to $1,200
- Doc stamps + closing costs (seller side): to $300 to to $500
- 9 months of taxes while listed: to $300
- Net to you: ~$18,000: if it sells at full ask, which most lots don't on the first try.

The direct cash buyer path
A typical WPG Land offer on the same lot:
- Offer price: ~$12,000 to $14,000 (call it $13,000)
- Commission: $0
- Closing costs: $0 (we pay 100%)
- Time to close: ~30 days
- Risk of fall-through: very low: no lender, no inspection, no appraisal
Net to you: $13,000.
So the Realtor path "wins" by $5,000, right?
On paper. In reality:
- That $18,000 assumes full ask. Most vacant land sells for 85 to 90% of list. Realistic net: ~$15,500.
- It also assumes a 9-month timeline. If your lot sits 18 months, you've added another year of taxes and stress.
- It assumes a buyer materializes at all. Some markets and some parcels (landlocked, wetlands, small interior lots in oversupplied subdivisions) genuinely don't move at retail.
The honest framing: a direct buyer typically nets you 60 to 75% of what a patient, well-executed retail listing would, in exchange for speed, certainty, and zero work.
When listing with a Realtor is the right call
- High-value parcel ($75K+) in a strong market
- Buildable, with paved access, in a desirable subdivision
- You're not in a hurry and don't mind paying carrying costs
- You have an experienced land agent (not your cousin who sells houses)
Land is its own specialty. A residential Realtor without land experience will often misprice it and let it sit.
When a direct buyer is the right call
- You want to be done in 30 days
- The parcel has any complication: back taxes, probate, landlocked, multiple heirs, code violations
- The parcel is low-value ($5K to $25K) where commissions eat a huge percentage
- You live out of state and don't want to deal with showings, calls, and 100 lowball offers
- You've already tried listing it and it didn't sell
The third option: get both
Nothing stops you from getting a free written offer from us while you talk to a Realtor. Now you have two real numbers and can make an informed choice. If the Realtor's projected net is meaningfully higher and you can wait, list it. If the numbers are close, certainty usually wins.
Send us the parcel ID either way. We'll have an offer to you today.
