Florida Land Prices in 2026: What Your Vacant Lot Is Actually Worth

An honest look at Florida vacant land values in 2026: what's gone up, what's cooled off, and how cash buyers price parcels in markets like Cape Coral, Ocala, and Palm Coast.

What changed since the 2021 to 2022 peak

Florida land had a once-in-a-generation run from 2020 through early 2022. Cape Coral interior lots that traded for $8K in 2019 hit $40K+ at the peak. Palm Coast and Ocala saw similar moves. Then mortgage rates doubled, builders pulled back, and the speculative buyer pool evaporated almost overnight.

By 2026, prices in most Florida vacant land markets have settled at roughly 40 to 60% of the 2022 peak: still well above pre-2020 levels, but a long way from the top.

What that means for your parcel

If you bought before 2020, you're almost certainly still up. If you bought between mid-2021 and mid-2022, you may be underwater on a quick sale but at or above water on a retail listing if you're willing to wait.

Either way, three factors drive your number more than anything else:

    1. Buildability

A lot you can pull a residential permit on next month is worth multiples of one that requires wetlands mitigation, a special-use variance, or a new well-and-septic study. Buildability is binary in buyers' minds: yes or no.

    2. Access

Paved road frontage > maintained dirt road > recorded easement > landlocked. Each step down cuts value roughly in half.

    3. Comps within the same subdivision

In platted communities like Cape Coral, Lehigh Acres, Palm Coast, Citrus Springs, and Marion Oaks, buyers price by section and unit. A lot on a freshwater canal in Cape Coral Unit 64 is not comparable to a dry lot in Unit 32, even if they're three miles apart.

    Rough 2026 price bands

These are direct-buyer ranges: what a cash buyer typically pays today. Retail listings can run 20 to 40% higher but take longer to sell.

    • Cape Coral dry interior lots: $9K to $18K
    • Cape Coral Gulf-access canal lots: $80K to $250K+
    • Lehigh Acres interior lots: $4K to $9K
    • Palm Coast residential lots (R-section): $10K to $22K
    • Flagler Estates lots: $3K to $7K
    • Citrus Springs / Marion Oaks lots: $4K to $10K
    • Ocala 1 to 5 acre rural: $15K to $45K per acre
    • Spring Hill residential lots: $8K to $16K
    • Port Charlotte interior lots: $7K to $15K
    • North Port mid-county lots: $8K to $18K
    • Deltona infill lots: $9K to $20K

Wide ranges, on purpose. Your actual number depends on the three factors above plus current inventory in your specific subdivision.

How a direct buyer prices a parcel

We get asked this constantly, so here's the honest math. A direct cash buyer like WPG Land starts with the ARV (after-resale value): what the parcel would sell for on the MLS at a realistic 90-day list price, then backs out:

    • Resale holding costs (taxes, insurance, marketing): ~5%
    • Resale transaction costs (commission, closing): ~10%
    • Buyer's required margin for risk and capital: 25 to 40%

That's why a direct purchase offer typically lands at 50 to 65% of ARV. It's not a lowball. It's a reflection of the cost of certainty and speed. If you want a higher number and you have time, list it. If you want to be done sooner, choose the direct sale.

    Where the market is heading

Three things to watch in late 2026:

    1. Mortgage rates. Any meaningful drop pulls retail buyers back in fast.
    2. Insurance. Florida property insurance has been brutal. Vacant land doesn't carry insurance, but expensive insurance on the finished home suppresses what builders will pay for lots.
    3. Hurricane activity. Storm seasons reshape coastal demand every fall.

The simplest way to find out what yours is worth

Send us the parcel ID. We'll pull comps, check the plat, verify access and taxes, and send you a written offer: no obligation, no pressure, no fee. If our number isn't competitive, you've still learned what a real cash buyer would pay, which is useful data either way.
