Florida Parcel Number Lookup: How to Find Your APN (All 67 Counties)
Step-by-step guide to finding your Florida parcel number (APN / property ID) in any of the 67 counties: using the property appraiser, tax collector, or your old tax bill.
What is a Florida parcel number?
A parcel number: sometimes called an APN (Assessor's Parcel Number), PIN (Property Identification Number), Property ID, Folio, or in Miami-Dade specifically a Folio Number: is the unique ID your county uses to track your land on its tax roll. Every parcel of land in Florida has one. Two parcels can have the same street address (or no address at all, common with vacant land), but they can't share a parcel number.
You need it any time you:
- Sell, transfer, or refinance the land
- Pay property taxes
- Apply for a building or septic permit
- Order a title search
- Request a written offer from a land buyer (we ask for it on every parcel)
The 4 fastest ways to find it
1. Your latest tax bill (10 seconds)
If you've ever received a property tax bill from the Tax Collector, the parcel number is printed at the top, usually labeled "Parcel ID", "Folio", or "Property ID". This is the single most reliable source because it's how the county itself references the property.
2. The County Property Appraiser website (2 minutes)
Every Florida county has a Property Appraiser website with a free public search. Google "[County name] Florida property appraiser" and you'll land on the right site. From there:
- Search by street address if the parcel has one
- Search by owner name (last name + first initial usually works)
- Search by legal description (subdivision, lot, block)
- Browse the GIS map and click your parcel to pull up the record
The parcel record will show the full Parcel ID, the legal description, the current assessed value, the owner of record, and recent sales.
3. Your deed (5 minutes)
Pull your deed from your county Clerk of Court website (also free public record). The parcel number may be printed on the deed itself, especially on deeds recorded after ~2010. Older deeds don't always include it.
4. The legal description method (last resort)
If you only have a legal description ("Lot 14, Block 22, Citrus Springs Unit 9, according to the plat thereof recorded in Plat Book X, Page Y…"), drop it into the Property Appraiser's "advanced search" or call their office. Every Florida property appraiser will look it up for you for free over the phone.

Format varies by county
There is no statewide format. Here's what you'll see:
| County | Typical format | Example |
|---|---|---|
| Miami-Dade | 13-digit Folio | 30-3105-001-1700 |
| Broward | 10 to 13 digits with dashes | 4942 19 11 0010 |
| Hillsborough | Folio + alt key | A-12-29-19-ZZZ-000001-00010 |
| Lee | 17-digit with dashes | 14-44-23-C1-00100.0070 |
| Marion | 12-digit | 1234-567-890 |
| Most Panhandle counties | Shorter 8 to 10 digit | 00-0000-0000 |
Don't worry about the format. Whatever string of digits the Property Appraiser displays. That's your parcel number.
Common confusion points
- Address vs. parcel number: Vacant land often has no street address. The parcel number is the real identifier.
- Alternate Key vs. Parcel ID: Some counties (Marion, Lake, Sumter) issue both. Alt Key is shorter; Parcel ID is the long legal version. Either works in most contexts; we'll take whichever you have.
- Multiple parcels under one ownership: It's common for a single piece of "land" to actually be 2 to 4 contiguous platted lots, each with its own parcel number. All of them have to be transferred at closing if you're selling the whole piece.
- Wrong owner shown: Property Appraiser data lags real ownership by 30 to 90 days after a sale. The deed is the source of truth, not the website.
