Florida Perc Test Cost in 2026: What It Is, Who Pays, and How Long It Takes

Plain-English guide to perc tests in Florida: what a perc actually proves, current 2026 costs, how long results take, when you need one to sell, and who pays for it.

    The short answer

A perc test in Florida costs $300 to $1,200 in 2026 depending on county, soil, and how many test holes the engineer needs. The full process is actually called a site evaluation (soil & site evaluation) under Chapter 64E-6 Florida Administrative Code, and it determines whether the lot can support an on-site septic system, which matters a lot, because most vacant Florida land outside city limits has no sewer connection available.

Results typically come back within 5 to 10 business days of the site visit.

In a sale, the buyer usually pays when the test is a buyer-side due diligence step. The seller pays only when they're trying to pre-qualify the lot to attract buyers, or when a lender or municipality requires it before a building permit.

What a perc test actually does

"Perc" is short for percolation. The old-school perc test drilled holes and measured how fast water drained, on the theory that fast-draining soil = good septic site. Florida moved past that. The current test is a soil and site evaluation: a licensed engineer or registered soil scientist digs to ~6 feet, identifies the soil type, finds the seasonal high water table, and applies the formulas in Chapter 64E-6 to determine:

    • Whether a septic system can be permitted at all on this lot
    • What type of septic system (conventional, mound, performance-based)
    • How big the drain field needs to be

If the seasonal high water table is too close to the surface, common in coastal Florida and the swamp interior, you may need a mound system (an engineered raised drain field), which adds $8,000 to $20,000 to the actual septic install. If the lot fails entirely, no septic permit = no house = the land is worth a fraction of its "buildable" estimate.

    2026 cost ranges in Florida

    Test typeTypical cost (2026)Notes
Standard soil & site evaluation$300 to $650Most rural lots with reasonable access
Multi-hole / larger lots$650 to $1,200Larger parcels or where the first holes are inconclusive
Performance-based / engineered system design$1,500 to $3,500Required when conventional fails: covers full system design

Cheapest counties: rural North Florida and Panhandle. Most expensive: South Florida coastal where mound-system designs are common.

    Who actually pays

There is no Florida law that mandates who pays. In practice:

    • Cash buyer purchases (like ours): When WPG Land is buying, we generally do not require a perc test. We underwrite the parcel based on county septic records, neighboring permits, and surrounding sales. If we make an offer, the offer holds whether or not a perc has been done.
    • Retail buyer / financed sale: The buyer almost always pays, as part of due diligence between contract and closing. The contract is contingent on the perc passing.
    • Seller pre-qualifies the lot: If you're marketing to retail buyers, paying for a passing perc test up front removes the single biggest reason raw-land deals die.
    • Building-permit timing: If you're not selling and just want to build, the county will require the soil & site evaluation as part of the septic permit application. You pay.

When you might NOT need one

    • The lot is in a city or service district with central sewer available at the lot line (rare for vacant land outside platted subdivisions).
    • The lot is for an agricultural use that doesn't require habitable structures.
    • A previous septic permit already exists on file for the parcel: pull it from the county Department of Health office. Permits older than ~10 years may need updated testing.
    • You're selling to a direct buyer who underwrites without a perc.

    How long it takes

    • Scheduling the site visit: 1 to 3 weeks in busy seasons (spring, summer).
    • Site visit: 1 to 3 hours on-site.
    • Lab work + report: 3 to 7 business days.
    • Total elapsed time: ~2 to 4 weeks from order to permit-ready report.

This timeline is one of the big reasons retail land deals stretch to 60 to 90 days. With a direct buyer that doesn't require one, your deal can close in 30.

What to do if your lot fails

A failed perc isn't always a dead lot. Options:

    1. Engineered (performance-based) septic system: costs more, but works on most "failed" lots.
    2. Sell to a buyer who doesn't need the perc: a direct land buyer or someone planning to land-bank.
    3. Re-test in a drier season: water tables move; spring/winter perc results can differ.
    4. Combine with adjacent lots: sometimes a lot fails as a standalone but passes when combined with a neighboring buildable lot.

    Selling without the headache

If your lot is in Florida and you don't want to spend $500 to $1,200 to find out whether it's perc-able just to attract retail buyers, the cleanest path is to sell to a direct buyer. We underwrite without requiring a perc, and our written offer accounts for the realistic septic situation.
