How Much Is an Acre of Land in Florida? 2026 Prices by County

Honest 2026 price-per-acre ranges for vacant land in every Florida county: what raw land actually sells for in the Panhandle, Central Florida, Gulf, Atlantic, and South Florida markets.

    The short answer

There is no single "price per acre" in Florida. A buildable acre in Collier County trades for $40,000+. The same nominal acre of pine flatwoods in Liberty County trades for $2,500. The state is that wide.

To get useful, here are the four real tiers we see every week underwriting parcels, plus what drives the gap.

The four Florida raw-land tiers (2026)

These are typical bands for a "buildable" 1 to 5 acre parcel: dry, road frontage, no waterfront premium. Sub-acre subdivision lots run higher per acre; large rural tracts run lower.

    Tier A: Premium metro & coastal, $25,000 to $80,000+/acre

    • Miami-Dade, Monroe (Keys), Broward, Palm Beach, Pinellas
    • Almost no truly raw inventory left. Most "land" sales are infill teardowns priced like the structure that's going there.

Tier B: Major metro & growth corridor, $12,000 to $30,000/acre

    • Orange, Seminole, Hillsborough, Sarasota, Collier, Lee, Brevard, Duval, St. Johns, Manatee, Martin, Indian River, St. Lucie
    • This is the band that moved the most from 2020 to 2024. Cape Coral subdivision lots, Palm Bay quarter-acres, North Port, Lehigh Acres all live here.

    Tier C: Mid-Florida & secondary metro, $5,000 to $13,000/acre

    • Volusia, Pasco, Lake, Osceola, Polk, Charlotte, Flagler, Clay, Nassau, Alachua, Marion, Citrus, Hernando, Sumter, Leon, Escambia, Santa Rosa, Okaloosa, Walton, Bay, Highlands
    • The "Florida ranchette" belt. Ocala horse country, Sumter retirement parcels, North Florida pine.

Tier D: Rural interior & deep Panhandle, $1,500 to $5,000/acre

    • Levy, Suwannee, Putnam, Columbia, Baker, Bradford, Gilchrist, Union, Dixie, Lafayette, Taylor, Madison, Jefferson, Hamilton, Wakulla, Gadsden, Liberty, Franklin, Gulf, Calhoun, Holmes, Jackson, Washington, Hardee, DeSoto, Glades, Hendry, Okeechobee
    • Timber tracts, pasture, deep-interior cutovers. Per-acre prices stay low even when buyer demand spikes because there's so much inventory.

What actually moves the per-acre number

The tier sets the floor. These six factors set where in the band you land.

    1. Lot size

Small lots cost more per acre than big tracts. A 0.25-acre subdivision lot in Lehigh Acres might sell at $40,000/acre equivalent ($10,000 total). The same county's 40-acre raw tract is $4,000 to $6,000/acre. Per-acre prices fall as acreage rises: almost without exception.

    2. Access

A parcel with public road frontage is "real" land. A parcel reached only by easement is worth 60 to 80% of the same parcel with frontage. A landlocked parcel, no recorded easement at all, is worth 20 to 40% of its frontage-equivalent value. Most retail buyers won't touch landlocked land.

    3. Wetlands & buildability

Florida is half wetlands. A parcel that's 80% jurisdictional wetland sells at 20 to 30% of "dry buildable" comps. The Florida Department of Environmental Protection and the South Florida Water Management District publish wetlands maps; check before you accept any offer based on "X $/acre comps": the comps need to be buildability-adjusted.

    4. Utilities

City water and sewer to the parcel line adds 30 to 60% to value. Well-and-septic is the rural default and doesn't add a premium. It's already priced in. No power within 1,000 feet drops value 20 to 40%.

    5. Zoning & entitlements

Residential-zoned beats agricultural beats conservation. A platted, recorded subdivision lot with an existing entitlement is worth more than the same dirt sitting as raw acreage requiring rezone.

    6. Waterfront

Direct frontage on a river, lake, Gulf, Intracoastal, or even a navigable canal can multiply land value 2 to 4×. The premium is biggest in Tier B and C counties where most inventory is dry. In Tier D you might double; in Tier A you might add 50% because the comps were already coastal.

    The 2026 trend

Florida raw-land prices climbed roughly 40 to 80% from 2020 to 2023 in Tiers B and C. They've cooled since: about flat in 2025, slightly down on large rural tracts where interest-rate-sensitive recreational buyers backed off. Subdivision lots in heat-map markets (Cape Coral, Palm Bay, Citrus Springs, Lehigh Acres) have been the most resilient because cash buyers, builders, and out-of-state retirees keep absorbing inventory.

What it means for you: if you've been sitting on a parcel since 2021 hoping for "more upside", the easy money already happened. Closing now at a strong cash price is almost always better math than waiting another 18 months and paying two more years of taxes.

"Why does WPG Land's offer differ from the Zillow estimate?"

Zillow, Realtor.com, and county assessor values are not land-comp-based. Zillow's algorithm is built for houses with thousands of comps; raw land has dozens. Assessor "just value" is set for tax assessment, not market. We've seen Zillow estimates 5× over real market on vacant lots in the Panhandle and 50% under real market on Cape Coral lots: neither is malicious, the model just isn't designed for land.

The right comps come from MLS land-only solds within 12 months, similar acreage, similar access, and similar buildability. That's what we pull when we underwrite your parcel.

    Bottom line

The Florida land market is four different markets in a trench coat. Tier and lot size set 80% of the price. Access, wetlands, and utilities set the rest. Anyone quoting you "Florida land prices" without asking which county or how big the parcel is, isn't actually pricing: they're guessing.
